
WYNYARD RETAIL AND COMMERCIAL
PHASE 2
There is currently a small local centre in Wynyard Village, and the Masterplan for the area envisages that further local facilities will be provided as the area expands its population. However, residents will still need to travel further afield to meet some of their shopping needs, including for non-food items.
Although operators in Stockton Town Centre and Billingham District Centre will meet some of these needs, this development will cater for operators which either cannot be accommodated within these centres or require a location closer to the communities that they will serve. It will therefore help to enhance the accessibility of retail facilities to local residents.

The proposed Phase Two development would result in a range of benefits for the local area, as set out below.

Representing significant additional investment (£10m) in the local area

Generating around £6.1m of additional GVA (economic output) per annum

Enhancing the accessibility and availability of retail facilities for local residents

Ensuring the comprehensive development of the wider site

Incorporating hard and soft landscaping, as well as pedestrian linkages

Delivering improvements for biodiversity across the wider site

Incorporating a range of other energy, water and waste efficiency features

Including provision for sustainable transport modes
